For many of us, the idea of listing a home, finding a buyer, and moving on to the next place follows a certain rhythm and timeline.

 

But what do we do when we need to divert from that plan? Is it possible to move out after a place has already sold?

 

Depending on the circumstances, it is not only possible, it’s sometimes preferred if you need to time things around the complete sale of your home, you’re waiting on a new place to open up, finalizing a job relocation, or even simply finding a weekend to avoid missing too much time away from work.

 

Here are some questions to address when you’re trying to move out after the close of your home.

 

  1. Is it really necessary? If you’re going to move out after the closing, there should be some solid reasons to request this from the buyers. (Technically, once the property has sold, they legally have every right to evict you.) So not only do your reasons have to be legitimate, they must also be solidified in writing.
  2. What kind of timeframe would I need to make this work? A few extra days? Two to three weeks? A one-year lease? This will need to be negotiated well in advance (often via your realtor), so you’ll need to determine what timing works best before you ask for the deal.

 

  1. How much am I willing to spend in order to make this happen? The new owners will most likely negotiate their payment terms, so be mindful of the going rate for rentals per square foot in your local area. Would a few nights at a nearby hotel be less expensive than renting back a few days? Would you be better off renting an apartment in the next city than leasing something for a few months at a time? You’ll have to decide what works best for your circumstances.

 

Of course, if you need to finish moving around the same time the close of the sale and on the same day, then there might not be a need to make any additional payment. Sellers typically have a courtesy of a few hours to afford themselves time to fully move out and leave the property in minimal “broom swept” condition. (Check with your realtor on local laws and customs.) However, once the keys have completely changed hands, then you’ll need to ensure you’re good and gone if there’s not any written agreement stating otherwise.

 

To avoid having to move out too close to the actual deadline, it’s a good idea to book your moving company well in advance, allowing at least two to three days prior to the closing day to finalize any loose ends, transfer services such as an alarm system or garbage service, and even potentially offer a deep clean of the property.
