You Overestimated The Market

If you’re in a seller’s market, that’s great news but, don’t let that cloud your sales strategy. You still want to be competitive and realistic with your home’s value. Try to get recent comps and make decisions with a clear mind. If your real estate agent is promising you the moon, maybe be leery. You want an agent who offers the truth and not all spark.

You Didn’t Invest in Improvements

If you have competing properties that have new carpets, hardwood floors, updated kitchens or outdoor amenities, you may want to consider some home improvements. Consider the area(s) that might be the deal-breaker. Research the values, talk to your agent and determine the best investment dollars.

Your Photos Don’t Sell Your Home

If a professional didn’t take pictures of your home, you may need to investment in quality photography that best markets the selling points of your home. Your photo quality and the staging of your home, is so important to draw buyers to even consider your house. This is an area where you shouldn’t cut corners.

You Don’t have the Right Agent

If you feel like you’ve address the other items, you may want to access your real estate agent. Be clear with expectations and set a contract date that will allow you to move your home to another agent if the house hasn’t sold in a specific time. Also, ask your agent to be honest and explain why he/she believes your house isn’t selling.
