  1. Don’t get sidetracked by “flashy” home details and ignore the quality of the home – Focus on the bones and the overall structure. In other words, try not to be too captivated by things like all new countertops in a sub-par location. It’s also important to look for the overall potential of the home.
  1. Don’t skimp on the down payment – Unless you’re paying cash, you’ll want to put down the largest down payment you strategically can in order to reduce your total expenses over the life of a loan.
  1. Don’t just focus on one style of home – This could potentially limit your search, so steer clear of fixating on only one type of a house. Your home is about the lifestyle of living in it, not merely seeing it from the outside.
  1. Don’t overlook key details – Maybe it doesn’t need replacing right away, but double-check details of the home such as the roof or a hot water heater. If not managed in a timely manner, these can be costly repair items or lead to bigger problems down the road.
  1. Don’t pass on a great home just because it’s early in the search – Butch Haze, a San Francisco-based realtor, notes that buyers should trust their instincts, even if they find something they love right off the bat. “Love is hard to find and should be cherished when it happens,” Haze said.
  1. Don’t focus too much on online listings – Sometimes doing our homework is fruitful. Other times, it’s frustrating if we’re obsessed with one listing that just didn’t look the same in person or already is off the market once there’s time to actually take a look. Trust your gut, and trust your realtor to find the most suitable place for your likes and budget.
