As the market conditions shift again from an extreme seller’s market, buyers are finding they can afford to be a little more picky. This means that if you’re planning on listing soon, it might be time to step up your efforts in preparing your home so you can maximize the potential sale.

1. Clearly define the spaces for each room.
A potential buyer wants to envision how your home could become their home. If there are any open concept spaces within your home, give your buyer the gift of envisioning how best to purposefully use the space.
2. Fix what needs to be fixed.
No more waiting for the “when I get around to it” phase to inspire you. Now’s the time to determine whatever it is you need to get done as far as repairs, instead of wishing things would fix themselves.
3. Paint the walls.
Offer potential buyers the chance to create their own canvases. Think of it as minor wall repairs meets neutral color palette.
4. Deep clean carpets, rugs, and curtains.
Whether it’s dust, food odors, or pet dander, our homes each have a unique scent for our guests when they first step inside. A deep clean gives you a chance to “re-set” the smell.
5. Consider hiring a home stager.
In some cases, your real estate agent might have someone they have worked with in the past, but be aware that the goal of a home stager is not only to make the place look better in general, but to help other people envision themselves in your place. When they can see it, they can offer it.
6. Tour other homes in your area for inspiration.
Take advantage of nearby open houses and comb through local virtual tours to see creative ways that you can better stage, paint, and prepare your home to sell.
7. Store your junk in a storage area.
If you’ve spent a good amount of time in your place and know you plan to take much of it with you, thin out the clutter by moving extra belongings into a storage area.
8. Add fresh flowers.
This includes both in the front of the house and also in the kitchen. A touch of color and some TLC demonstrates an aesthetic eye for detail — perfect to help set your property apart from others.
9. Replace the doormat and update the front entryway.
Indeed, first impressions still count!
10. Prepare the exterior, wherever you have access to the outdoors.
