Hook Buyers with a Beautiful Backyard

When a potential buyer is looking for a new place to call home, summertime sellers should know how to leverage the warmer weather. Having buyers step into a backyard oasis that has clearly been well-cared for and enjoyed is one of the best ways to win buyers over in the months of June and July. And even if you haven’t spent much time in the backyard you’re hoping to sell, we have plenty of ways you can turn a lawn from a flat and uninteresting stretch of open space into a welcoming haven.

For starters, take a “before” picture of the space beyond your back door. You’ll get a better view of what those viewing your listing will see and will be able to identify any problem areas or eyesores that should first be eliminated. There is nothing more off putting in a backyard than signs it hasn’t been well-maintained, and some of the worst offenders include rusted furniture, overgrown vegetation, out of control weeds, and junk that should’ve been disposed of long ago.

After you have prepped your yard by doing basic clearing, simple landscaping will create a relaxing and inviting space buyers can picture themselves relaxing in. If you have flowers, bushes, or trees, add mulch around the perimeters. Doing so suppresses weeds and helps create a grounded focal point. And don’t forget edging or a border for mulched corners or flower beds. The defined edge looks crisp, provides a boundary from encroaching grass, and a multitude of materials can be used. For a modern look, try interlocking pavers or river stones, or go simple with plastic edging.
If you have a patio area, make sure it’s not discolored or tired-looking (and if it is, do yourself a huge favor and rent a pressure washer–they’re easy to use, reasonably priced, and you might find using them to be incredibly therapeutic!). Add an umbrella and cushions with pops of color and you’ll help potential buyers visualize themselves celebrating and unwinding with friends and family. Finally, never underestimate the power of light, even when you’re outdoors! Rope lights or solar-powered Edison bulbs strung along railings or a terrace add an extra dose of allure.
